Right now is a critical time to take advantage of the surplus of buyers we’re seeing before the market gets hot! Historically, the spring selling season kicks off right after Super Bowl Sunday. We’ve been getting an influx of questions from our clients about what they need to be doing to make their home market-ready. While this can become an overwhelming time for some, we pride ourselves in helping homeowners leave a lasting impression on potential buyers. Here is our “How-to Market Your Home for Top $$$” guide! 

 

1.) Pick your real estate Broker. Selling a home is no easy task, which is why we are here for support! Enlisting the proper agent will provide you with the knowledge and resources required to set your home apart from the rest. 

2.) Updates & repairs. Be proactive instead of reactive. Buyers will be cautious of big ticket items such as windows, roofs and mechanicals, but will also take note of the smaller details as well. Polishing your hardwood floors, tightening doors to their hinges, and replacing burned out lightbulbs can make all of the difference.

3.) Declutter & neutralize. We cannot stress this enough! The idea is to appeal to the largest pool of buyers as possible, right? It can be difficult for some buyers to imagine themselves living in a home if all of the things and decor in the home are not their own. Simplicity is key. Box up unnecessary items and remove bulky furniture – it will even help you get a head start on moving out!

4.) Clean. Yes, this seems like an obvious step, but you’d be surprised at some of the properties we’ve seen over the years. A DEEP cleaning is essential for potential buyers to be focusing on the positives of your home and not being distracted by dirty countertops, windows, or floors. Don’t forget to fold towels in the linen closets and tidy up your refrigerator, as buyers will probably be looking at those, too!

5.) Think curb appeal. They say that first impressions are everything, and we agree! Tackle lawn care and landscaping, replace dented mailboxes, and resurface your driveway if necessary.

6.) Take professional photos. Photos are a crucial part of your marketing plan! Majority of buyers utilize online resources throughout their home search and photos are the best way to capture their interest. Work with your real estate agent to organize this.

7.) Add finishing touches. Create a welcoming atmosphere. Set out fresh flowers. Offer water bottles and candy for buyers who view your home. Details make the difference!
